Party Members - Maximum Occupancy
You must list all members of your party, whether they will be staying for the duration of the rental or only a part of it. The rental agreement will limit the occupancy to the number stated on the application form, so make sure you include everyone - including children. If you are planning on having day or overnight guest (see next section), and you have reached the maximum number of people permitted, please contact us as additional charges may apply.
Maximum occupancy is restricted by the rental policy on the cottage, so please bear this in mind if you choose to disregard these restrictions. Should any catastrophic event occur while you are at the cottage and there are more people occupying the property than the insurance permits, the policy may invalidated in which case you may be held liable for any costs incurred.
Day and Overnight Guests
We appreciate you might want to have friends or family pay you a visit while you are at your cottage and it is a courtesy to let the owner know who will be in the cottage at any time during the rental. Please remember that you may not exceed the maximum number of people stated on your rental agreement at any time unless agreed with us. If you are not sure who will visit and when, a quick phone call will usually suffice.
Cottage communities are very close and it is not unusual for us to get a call from a cottage owner's neighbour telling us there seem to be a lot of people at the rented cottage. Overcrowding and exceeding maximum permitted numbers will result in a charge on the damage deposit, and even eviction.
Pets
The cottage does not accept pets, this doesn't mean there have never been any pets in the cottage, so if you have allergy issues, please let us know before submitting your application.
Deposits
A 50% deposit in respect of the Rental Fee will be required upon signing the Rental Agreement, the remainder of the Rental Fee is payable 45 days in advance of the Rental Period. If a reservation is made within 45 days of the Rental Period, the full Rental Fee and Damage Deposit will be payable upon signing of the Rental Agreement. The Rental Fee is not refundable if you decide to cancel your stay unless the date of your intended stay can be rented to another party, in which case only a service fee of 10% of the full Rental Fee will be applied.
A Cleaning/Damage Deposit of at least $500-$1,000 will be due 45 days in advance of your planned occupancy. The owner reserves the right to charge a Damage Deposit of any amount as determined by the owner. If no Damage/Misuse/Required Cleaning occurs, the damage deposit will be refunded 30 days after your occupancy.
Damage/Misuse/Required Cleaning
You are liable for any damage that occurs to the cottage as a result of your occupancy including:
Misuse of hot tubs or damage to hot tub covers
Failure to leave a cottage in a clean and tidy condition as described in the cottage instructions.
Any damage/misuse/required cleaning that is found following your stay will be deducted from your Damage Deposit. Please refer to the rental agreement for further details.
Payments
We accept Interac -e Transfer or if reserving through the Cottages in Canada website, we also accept the Secure Payment system which allows you to pay by credit card. Please note that if using the Secure Payment system, we will apply an incremental 3% fee to the total of the Rental Fee and Cleaning/Damage deposit. The Secure Payment system will also charge you a 4% incremental fee to our Rental Fee plus Cleaning/Damage Deposit. This translates into a 7% incremental fee on the gross total of the Rental Fee and the Cleaning/Damage Deposit when using the Secure Payment system.
Please note that the Secure Payment system has been in effect since February 2017. All reviews of the cottage contained on this and the Cottages in Canada website prior to that time have used Interac e-transfer as a payment method.
